Toronto or Busted…

 

I have a very good story for you.  One that seems to keep repeating itself.  Before I get to it, if you missed the Platinum Bonus Day with Craig in Toronto – dadgum you!!  

 

There were 80 even, Platinum members and Key Men in the room.  Approximately 10 more than expected, or had registered.  We ran out of materials.  I say this so you will pre-register NOW for the October Platinum Millionaire Agent Maker Conference, lest you be without materials upon your arrival.     

 

16 years ago to the month I made my very first ever trip to Toronto.  The city looked pretty much the same, but what was discussed in that room last Friday, behind closed doors was not the same as my first super conference.  In literally One Day, CP exposed what amounts to be the secret of his phenomenal success.  I am guessing those in attendance were able to read between the lines and comprehend it.  I will drill it down for you.

 

CP LIVES and WORKS in the Simple.  The ‘It aint complicated world’.  If it were, there would be LESS results.  When CP started off the day with his FLOW CHART of the life time of a prospect (a lead), it hit me.  This really is a series of check lists and flow charts on how to get the business and what to do with it when you get it.  Again, it aint complicated.   Why it seems only Platinum Members bring home the BIG SLABS of Bacon is beyond me.  But I am proud to say – you get it.  Getting it live and in person from Craig was fantastic and lead to a big loss of trees.   (Uh – paper…being used for lots of note taking…)  Tree killing aside, it would take me hours and hours to convey ALL that was given and how paramount to success the material, discussions and masterminding was.  Learning first hand, up close and personal from a man that is arguably the #1 real estate agent in North American History is worth every bit of the sacrifice made to be there.  In less than 10 hours I saw Millionaire Agents and Soon to be Millionaire Agents. I saw Key Men of some of the Top Agents in the World – ALL frantically taking notes, asking questions and engaging in business building discussions, problem solving discussions and discussions about adding more hours to your day through the proper use of leverage.   Yea – sorry you missed it (if you weren’t there).

My story…. And there is a very valuable lesson for all reading this.

As a very special VIP of Craig Proctor Coaching, I get preferential treatment; Such as a car waiting on me when I arrive at the air port to hustle me to the hotel.  So I arrive in Toronto and as soon as my plane lands, my phone rings.  The driver of my car leaves a message on my new I Phone 4 to call him when I get my bag and he will be at door B.  I do not know where door B is.  I don’t even know where baggage claim is – but unlike Montreal, Toronto is pretty good at using English to point the way to and fro.  I grab my bag, wonder around finding door B, locate it and of course no driver or car.  I call and he tells me he will be there in 2 minutes.  5 minutes later a car pulls up, black town car, driver gets out, speaks to an attendant managing a line of regular folk trying to catch a cab in a language I don’t understand.  The attendant begins to look around saying “Todd”, rather yelling TODD.  Unfortunately, me understanding my own name being spoken with a severe accent in an unknown language is, well, tough to understand.  Sounded something like TAD or TIRED.  Fortunately, I am pretty darn smart.  I ignore the attendant yelling that he has had a long day and walk around to the driver who is sitting in the car and politely ask if he is here for Todd Walters.  His answer – yes.  He popped the trunk, loaded up my bags, climbed into the car and we pulled away.  I asked him if he knew where we were going.  He said yes, to such and such street.  I told him that I don’t know where that is, but did he know the name of the hotel. He said no, only had the street address.  I said OK, my info was in my bag in the trunk, but if you know where I am supposed to go – then truck on. 

 

So let me paint this picture for you.  Normally, the driver is waiting on me at baggage claim with a sign that spells TODD WALTERS.  This way, we understand each other.  Then the driver helps me with my luggage and we walk a very short distance to the car.  Before getting into the car I am asked if I’d like a water and we verify where I am supposed to be going to.   None of that happening here.

 

After about an hour into what is normally a 20 min drive to down town Toronto, I ask the driver if he knows where he is going.  He says yes.  I then point out that if he did, we would have been there since I have seen his GPS re-set itself now three times.  Granted I would have pointed this out sooner but I was on the phone with one of you guys, working on what it is we do best.  I hung up from you, texted Dana and she replied I was at the Hilton, which I could see a couple blocks over and said – hey my man, I am there in that tall building that says Hilton at the top.  He responds, “yes, yes, makes a loop around only to find we are in the wrong lane and cant get over to pull into in the Hilton entrance.  So I did what any Southern boy would do and said – “stop the dadgum car right here. Let me out and I will walk across the street”.  He did. With horns blowing behind us, we proceeded to have a 5 minute discussion about payment.  He said “no, you pay $70”. 

 

Two issues here – one is that was a rip off for what was delivered. Second, the bill was prepaid by CP to ensure no issues with my arrival.  I tired of the discussion and gave him my credit card. Then stood there on the curb, text Dana and requested she handle it.  (FYI – within 3 minutes she text me back and said I would not be charged and it was handled).

 

I then proceeded to walk across the street, pulling my bags, into the Hilton Entrance looking for the bar as I walked in.   

 

So what in the world is the point of this story?   This my friends is a great example of a ‘sales prevention business’.   The car company will NOT get revisited by our company.  And my guess, will not get much return business from others traveling from the air port to down town Toronto.   All of this leading me to this very important question for you:

 

How do you know your sales people, your admin people, your customer service people are doing the job you NEED them to do?  

 

CP, again simply put, said during the first two hours of Friday’s event – MYSTERY SHOP YOUR  BUSINESS.  

 

Just be prepared for what you will discover.  AND be prepared to take action on those discoveries, both good and bad.  Reward the good, rid the bad.

There is no doubt that most agents are Motivated Seller Listing starved.  In fact, it’s probably safe to say that the agents who figure out the secret to attracting a steady stream of motivated home sellers, having an over flow of these types, are in the money. 

 

The above ads are some that obviously will attract motivated sellers when used in on-line marketing like pay per click or sponsored link on Google, MSN, Yahoo and other search engines.  But let’s look at what you must do to make them really work for you.

 

First of all, the headlines match with what the prospect is typing into the search bars on the search engines (key word – ad word match).  Remember, our prospect is a Motivated Seller.  Of course a Motivated seller is looking for a BUYER not an AGENT.  So if you want them, you better figure out how to become a BUYER.  

 

This is why the Guaranteed Sale Program is so effective.  Why agents don’t utilize that program more is beyond me.  Especially since the agent is the one who sets the parameters, the conditions, controls the program. It’s the agents program, not the sellers.   Having a guarantee to sell the house or buy it if it doesn’t sell is a Tipping Point for a real estate agents business.  Among the 244 Platinum Members that have come through or currently are a member of the program, the ones that implemented a guaranteed sale program went on to make hundreds of thousands to millions in additional annual commissions (fact).  So again, it’s a game changer.  If you are stumbling on it, call me so I can help you develop your conditions to fit with your personal business in today’s market. Another key aspect in the ads above is the NUMBER of people helped.  In most ads on Google, you will see no mention of any past history or credibility leveraged. (That creates a credibility vacuum you can exploit).  You and/or your company have helped many, that story should be told. Ray Croc did a great job in the early days of MacDonald’s franchising by broadcasting a message like this on the Golden Arches Signs.   To extend the credibility and trust leverage further, you will notice the ads above stipulate “featured on CNN”.  I had the good fortune of talking to CNN people on a few occasions and contributing to articles about real estate, etc.  You will want to call attention to your expertise some how, get featured on or in something that has credible recognition to speak to the trust factor. 

 

To recap the formula for the above strategic marketing system to attract motivated sellers:

Key word to Ad word match.

Be a Buyer or Have Buyers so you can boldly guarantee a sale.

Demonstrate that others have been helped by you in a similar situation.

Leverage your expertise through a recognizable trustworthy third party.

 

You do that, they will come!!

Universal Business Principle #7, Without a System, You Will Reinvent the Wheel Every Time. 

 

There is a company outside of real estate that deserves some study for their use of systems.  The company is called Tim Horton’s (brought to my attention by Platinum Member and Contributor, David Thompson).  Touted as bigger and better as Starbucks, Horton’s systems are awesome.  The growth of the company is a direct result of the systems in place.  I think a big problem for many Platinum Members in unsatisfactory growth or expansion of their businesses is a lack of proper systems.  The ideas are there, but the system for seeing the idea become profit is not.  Well – of course its not.  It rarely is in place in a small business before the idea.  In fact, without the idea or marketing plan, you would not know what system to put in place.  Thankfully Platinum members have a vast resource library that includes money making material and systems that have produced over $200 Million in commissions.  You read correctly.  The systems exist for you to copy and implement either in the Platinum Millionaire Agent Maker Resource Library or with me.  Either way, at your finger tips.

I am STILL working on two books – one on creating value out of thin air and the other on the Best Laid Plans Gone BAD. 

 

I NO LONGER manage one of the top 16U girls fast pitch teams in the U.S.  After 11 years as a head coach, I am now an assistant coach.  My oldest daughter was asked to play for the 18U Gold team in our EC Bullets organization so she is moving up to join them, and I am joining them as well, but as an assistant. I will continue to work with the Fast Pitch Organization we belong to called EC Bullets, to help get these kids exposure to the best colleges in the country looking for softball student athletes. 

 

My youngest daughter is an emerging Tennis stud.  Her 12U Tennis team just won the USTA Georgia State Championship.  So now I have another active kid that will require time away from work.  Albeit, very good time!!  Once these years with the kiddies are gone, no getting them back. 

 

I read at least one new book a month.  A recent book I can suggest is: No B.S. Sales Success in the New Economy by Dan Kennedy.

 

The lesson in all of this is pretty clear:  Time Management.  In order to do more you must learn to do less.  Leverage my dear Watson, leverage.  Yes – we will be working on this as well at the upcoming Platinum Millionaire Agent Maker Conference in Anaheim, CA. October 25th – 27th.  How You Can Accomplish More in the Next 12 Months than You Have in the Previous 12 years!  Be there!!

Toronto or Busted…

 

I have a very good story for you.  One that seems to keep repeating itself.  Before I get to it, if you missed the Platinum Bonus Day with Craig in Toronto – dadgum you!!  

 

There were 80 even, Platinum members and Key Men in the room.  Approximately 10 more than expected, or had registered.  We ran out of materials.  I say this so you will pre-register NOW for the October Platinum Millionaire Agent Maker Conference, lest you be without materials upon your arrival.     

 

16 years ago to the month I made my very first ever trip to Toronto.  The city looked pretty much the same, but what was discussed in that room last Friday, behind closed doors was not the same as my first super conference.  In literally One Day, CP exposed what amounts to be the secret of his phenomenal success.  I am guessing those in attendance were able to read between the lines and comprehend it.  I will drill it down for you.

 

CP LIVES and WORKS in the Simple.  The ‘It aint complicated world’.  If it were, there would be LESS results.  When CP started off the day with his FLOW CHART of the life time of a prospect (a lead), it hit me.  This really is a series of check lists and flow charts on how to get the business and what to do with it when you get it.  Again, it aint complicated.   Why it seems only Platinum Members bring home the BIG SLABS of Bacon is beyond me.  But I am proud to say – you get it.  Getting it live and in person from Craig was fantastic and lead to a big loss of trees.   (Uh – paper…being used for lots of note taking…)  Tree killing aside, it would take me hours and hours to convey ALL that was given and how paramount to success the material, discussions and masterminding was.  Learning first hand, up close and personal from a man that is arguably the #1 real estate agent in North American History is worth every bit of the sacrifice made to be there.  In less than 10 hours I saw Millionaire Agents and Soon to be Millionaire Agents. I saw Key Men of some of the Top Agents in the World – ALL frantically taking notes, asking questions and engaging in business building discussions, problem solving discussions and discussions about adding more hours to your day through the proper use of leverage.   Yea – sorry you missed it (if you weren’t there).

My story…. And there is a very valuable lesson for all reading this.

As a very special VIP of Craig Proctor Coaching, I get preferential treatment; Such as a car waiting on me when I arrive at the air port to hustle me to the hotel.  So I arrive in Toronto and as soon as my plane lands, my phone rings.  The driver of my car leaves a message on my new I Phone 4 to call him when I get my bag and he will be at door B.  I do not know where door B is.  I don’t even know where baggage claim is – but unlike Montreal, Toronto is pretty good at using English to point the way to and fro.  I grab my bag, wonder around finding door B, locate it and of course no driver or car.  I call and he tells me he will be there in 2 minutes.  5 minutes later a car pulls up, black town car, driver gets out, speaks to an attendant managing a line of regular folk trying to catch a cab in a language I don’t understand.  The attendant begins to look around saying “Todd”, rather yelling TODD.  Unfortunately, me understanding my own name being spoken with a severe accent in an unknown language is, well, tough to understand.  Sounded something like TAD or TIRED.  Fortunately, I am pretty darn smart.  I ignore the attendant yelling that he has had a long day and walk around to the driver who is sitting in the car and politely ask if he is here for Todd Walters.  His answer – yes.  He popped the trunk, loaded up my bags, climbed into the car and we pulled away.  I asked him if he knew where we were going.  He said yes, to such and such street.  I told him that I don’t know where that is, but did he know the name of the hotel. He said no, only had the street address.  I said OK, my info was in my bag in the trunk, but if you know where I am supposed to go – then truck on. 

 

So let me paint this picture for you.  Normally, the driver is waiting on me at baggage claim with a sign that spells TODD WALTERS.  This way, we understand each other.  Then the driver helps me with my luggage and we walk a very short distance to the car.  Before getting into the car I am asked if I’d like a water and we verify where I am supposed to be going to.   None of that happening here.

 

After about an hour into what is normally a 20 min drive to down town Toronto, I ask the driver if he knows where he is going.  He says yes.  I then point out that if he did, we would have been there since I have seen his GPS re-set itself now three times.  Granted I would have pointed this out sooner but I was on the phone with one of you guys, working on what it is we do best.  I hung up from you, texted Dana and she replied I was at the Hilton, which I could see a couple blocks over and said – hey my man, I am there in that tall building that says Hilton at the top.  He responds, “yes, yes, makes a loop around only to find we are in the wrong lane and cant get over to pull into in the Hilton entrance.  So I did what any Southern boy would do and said – “stop the dadgum car right here. Let me out and I will walk across the street”.  He did. With horns blowing behind us, we proceeded to have a 5 minute discussion about payment.  He said “no, you pay $70”. 

 

Two issues here – one is that was a rip off for what was delivered. Second, the bill was prepaid by CP to ensure no issues with my arrival.  I tired of the discussion and gave him my credit card. Then stood there on the curb, text Dana and requested she handle it.  (FYI – within 3 minutes she text me back and said I would not be charged and it was handled).

 

I then proceeded to walk across the street, pulling my bags, into the Hilton Entrance looking for the bar as I walked in.   

 

So what in the world is the point of this story?   This my friends is a great example of a ‘sales prevention business’.   The car company will NOT get revisited by our company.  And my guess, will not get much return business from others traveling from the air port to down town Toronto.   All of this leading me to this very important question for you:

 

How do you know your sales people, your admin people, your customer service people are doing the job you NEED them to do?  

 

CP, again simply put, said during the first two hours of Friday’s event – MYSTERY SHOP YOUR  BUSINESS.  

 

Just be prepared for what you will discover.  AND be prepared to take action on those discoveries, both good and bad.  Reward the good, rid the bad.

There is no doubt that most agents are Motivated Seller Listing starved.  In fact, it’s probably safe to say that the agents who figure out the secret to attracting a steady stream of motivated home sellers, having an over flow of these types, are in the money. 

 

The above ads are some that obviously will attract motivated sellers when used in on-line marketing like pay per click or sponsored link on Google, MSN, Yahoo and other search engines.  But let’s look at what you must do to make them really work for you.

 

First of all, the headlines match with what the prospect is typing into the search bars on the search engines (key word – ad word match).  Remember, our prospect is a Motivated Seller.  Of course a Motivated seller is looking for a BUYER not an AGENT.  So if you want them, you better figure out how to become a BUYER.  

 

This is why the Guaranteed Sale Program is so effective.  Why agents don’t utilize that program more is beyond me.  Especially since the agent is the one who sets the parameters, the conditions, controls the program. It’s the agents program, not the sellers.   Having a guarantee to sell the house or buy it if it doesn’t sell is a Tipping Point for a real estate agents business.  Among the 244 Platinum Members that have come through or currently are a member of the program, the ones that implemented a guaranteed sale program went on to make hundreds of thousands to millions in additional annual commissions (fact).  So again, it’s a game changer.  If you are stumbling on it, call me so I can help you develop your conditions to fit with your personal business in today’s market. Another key aspect in the ads above is the NUMBER of people helped.  In most ads on Google, you will see no mention of any past history or credibility leveraged. (That creates a credibility vacuum you can exploit).  You and/or your company have helped many, that story should be told. Ray Croc did a great job in the early days of MacDonald’s franchising by broadcasting a message like this on the Golden Arches Signs.   To extend the credibility and trust leverage further, you will notice the ads above stipulate “featured on CNN”.  I had the good fortune of talking to CNN people on a few occasions and contributing to articles about real estate, etc.  You will want to call attention to your expertise some how, get featured on or in something that has credible recognition to speak to the trust factor. 

 

To recap the formula for the above strategic marketing system to attract motivated sellers:

Key word to Ad word match.

Be a Buyer or Have Buyers so you can boldly guarantee a sale.

Demonstrate that others have been helped by you in a similar situation.

Leverage your expertise through a recognizable trustworthy third party.

 

You do that, they will come!!

Universal Business Principle #7, Without a System, You Will Reinvent the Wheel Every Time. 

 

There is a company outside of real estate that deserves some study for their use of systems.  The company is called Tim Horton’s (brought to my attention by Platinum Member and Contributor, David Thompson).  Touted as bigger and better as Starbucks, Horton’s systems are awesome.  The growth of the company is a direct result of the systems in place.  I think a big problem for many Platinum Members in unsatisfactory growth or expansion of their businesses is a lack of proper systems.  The ideas are there, but the system for seeing the idea become profit is not.  Well – of course its not.  It rarely is in place in a small business before the idea.  In fact, without the idea or marketing plan, you would not know what system to put in place.  Thankfully Platinum members have a vast resource library that includes money making material and systems that have produced over $200 Million in commissions.  You read correctly.  The systems exist for you to copy and implement either in the Platinum Millionaire Agent Maker Resource Library or with me.  Either way, at your finger tips.

I am STILL working on two books – one on creating value out of thin air and the other on the Best Laid Plans Gone BAD. 

 

I NO LONGER manage one of the top 16U girls fast pitch teams in the U.S.  After 11 years as a head coach, I am now an assistant coach.  My oldest daughter was asked to play for the 18U Gold team in our EC Bullets organization so she is moving up to join them, and I am joining them as well, but as an assistant. I will continue to work with the Fast Pitch Organization we belong to called EC Bullets, to help get these kids exposure to the best colleges in the country looking for softball student athletes. 

 

My youngest daughter is an emerging Tennis stud.  Her 12U Tennis team just won the USTA Georgia State Championship.  So now I have another active kid that will require time away from work.  Albeit, very good time!!  Once these years with the kiddies are gone, no getting them back. 

 

I read at least one new book a month.  A recent book I can suggest is: No B.S. Sales Success in the New Economy by Dan Kennedy.

 

The lesson in all of this is pretty clear:  Time Management.  In order to do more you must learn to do less.  Leverage my dear Watson, leverage.  Yes – we will be working on this as well at the upcoming Platinum Millionaire Agent Maker Conference in Anaheim, CA. October 25th – 27th.  How You Can Accomplish More in the Next 12 Months than You Have in the Previous 12 years!  Be there!!

Toronto or Busted…

 

I have a very good story for you.  One that seems to keep repeating itself.  Before I get to it, if you missed the Platinum Bonus Day with Craig in Toronto – dadgum you!!  

 

There were 80 even, Platinum members and Key Men in the room.  Approximately 10 more than expected, or had registered.  We ran out of materials.  I say this so you will pre-register NOW for the October Platinum Millionaire Agent Maker Conference, lest you be without materials upon your arrival.     

 

16 years ago to the month I made my very first ever trip to Toronto.  The city looked pretty much the same, but what was discussed in that room last Friday, behind closed doors was not the same as my first super conference.  In literally One Day, CP exposed what amounts to be the secret of his phenomenal success.  I am guessing those in attendance were able to read between the lines and comprehend it.  I will drill it down for you.

 

CP LIVES and WORKS in the Simple.  The ‘It aint complicated world’.  If it were, there would be LESS results.  When CP started off the day with his FLOW CHART of the life time of a prospect (a lead), it hit me.  This really is a series of check lists and flow charts on how to get the business and what to do with it when you get it.  Again, it aint complicated.   Why it seems only Platinum Members bring home the BIG SLABS of Bacon is beyond me.  But I am proud to say – you get it.  Getting it live and in person from Craig was fantastic and lead to a big loss of trees.   (Uh – paper…being used for lots of note taking…)  Tree killing aside, it would take me hours and hours to convey ALL that was given and how paramount to success the material, discussions and masterminding was.  Learning first hand, up close and personal from a man that is arguably the #1 real estate agent in North American History is worth every bit of the sacrifice made to be there.  In less than 10 hours I saw Millionaire Agents and Soon to be Millionaire Agents. I saw Key Men of some of the Top Agents in the World – ALL frantically taking notes, asking questions and engaging in business building discussions, problem solving discussions and discussions about adding more hours to your day through the proper use of leverage.   Yea – sorry you missed it (if you weren’t there).

My story…. And there is a very valuable lesson for all reading this.

As a very special VIP of Craig Proctor Coaching, I get preferential treatment; Such as a car waiting on me when I arrive at the air port to hustle me to the hotel.  So I arrive in Toronto and as soon as my plane lands, my phone rings.  The driver of my car leaves a message on my new I Phone 4 to call him when I get my bag and he will be at door B.  I do not know where door B is.  I don’t even know where baggage claim is – but unlike Montreal, Toronto is pretty good at using English to point the way to and fro.  I grab my bag, wonder around finding door B, locate it and of course no driver or car.  I call and he tells me he will be there in 2 minutes.  5 minutes later a car pulls up, black town car, driver gets out, speaks to an attendant managing a line of regular folk trying to catch a cab in a language I don’t understand.  The attendant begins to look around saying “Todd”, rather yelling TODD.  Unfortunately, me understanding my own name being spoken with a severe accent in an unknown language is, well, tough to understand.  Sounded something like TAD or TIRED.  Fortunately, I am pretty darn smart.  I ignore the attendant yelling that he has had a long day and walk around to the driver who is sitting in the car and politely ask if he is here for Todd Walters.  His answer – yes.  He popped the trunk, loaded up my bags, climbed into the car and we pulled away.  I asked him if he knew where we were going.  He said yes, to such and such street.  I told him that I don’t know where that is, but did he know the name of the hotel. He said no, only had the street address.  I said OK, my info was in my bag in the trunk, but if you know where I am supposed to go – then truck on. 

 

So let me paint this picture for you.  Normally, the driver is waiting on me at baggage claim with a sign that spells TODD WALTERS.  This way, we understand each other.  Then the driver helps me with my luggage and we walk a very short distance to the car.  Before getting into the car I am asked if I’d like a water and we verify where I am supposed to be going to.   None of that happening here.

 

After about an hour into what is normally a 20 min drive to down town Toronto, I ask the driver if he knows where he is going.  He says yes.  I then point out that if he did, we would have been there since I have seen his GPS re-set itself now three times.  Granted I would have pointed this out sooner but I was on the phone with one of you guys, working on what it is we do best.  I hung up from you, texted Dana and she replied I was at the Hilton, which I could see a couple blocks over and said – hey my man, I am there in that tall building that says Hilton at the top.  He responds, “yes, yes, makes a loop around only to find we are in the wrong lane and cant get over to pull into in the Hilton entrance.  So I did what any Southern boy would do and said – “stop the dadgum car right here. Let me out and I will walk across the street”.  He did. With horns blowing behind us, we proceeded to have a 5 minute discussion about payment.  He said “no, you pay $70”. 

 

Two issues here – one is that was a rip off for what was delivered. Second, the bill was prepaid by CP to ensure no issues with my arrival.  I tired of the discussion and gave him my credit card. Then stood there on the curb, text Dana and requested she handle it.  (FYI – within 3 minutes she text me back and said I would not be charged and it was handled).

 

I then proceeded to walk across the street, pulling my bags, into the Hilton Entrance looking for the bar as I walked in.   

 

So what in the world is the point of this story?   This my friends is a great example of a ‘sales prevention business’.   The car company will NOT get revisited by our company.  And my guess, will not get much return business from others traveling from the air port to down town Toronto.   All of this leading me to this very important question for you:

 

How do you know your sales people, your admin people, your customer service people are doing the job you NEED them to do?  

 

CP, again simply put, said during the first two hours of Friday’s event – MYSTERY SHOP YOUR  BUSINESS.  

 

Just be prepared for what you will discover.  AND be prepared to take action on those discoveries, both good and bad.  Reward the good, rid the bad.

There is no doubt that most agents are Motivated Seller Listing starved.  In fact, it’s probably safe to say that the agents who figure out the secret to attracting a steady stream of motivated home sellers, having an over flow of these types, are in the money. 

 

The above ads are some that obviously will attract motivated sellers when used in on-line marketing like pay per click or sponsored link on Google, MSN, Yahoo and other search engines.  But let’s look at what you must do to make them really work for you.

 

First of all, the headlines match with what the prospect is typing into the search bars on the search engines (key word – ad word match).  Remember, our prospect is a Motivated Seller.  Of course a Motivated seller is looking for a BUYER not an AGENT.  So if you want them, you better figure out how to become a BUYER.  

 

This is why the Guaranteed Sale Program is so effective.  Why agents don’t utilize that program more is beyond me.  Especially since the agent is the one who sets the parameters, the conditions, controls the program. It’s the agents program, not the sellers.   Having a guarantee to sell the house or buy it if it doesn’t sell is a Tipping Point for a real estate agents business.  Among the 244 Platinum Members that have come through or currently are a member of the program, the ones that implemented a guaranteed sale program went on to make hundreds of thousands to millions in additional annual commissions (fact).  So again, it’s a game changer.  If you are stumbling on it, call me so I can help you develop your conditions to fit with your personal business in today’s market. Another key aspect in the ads above is the NUMBER of people helped.  In most ads on Google, you will see no mention of any past history or credibility leveraged. (That creates a credibility vacuum you can exploit).  You and/or your company have helped many, that story should be told. Ray Croc did a great job in the early days of MacDonald’s franchising by broadcasting a message like this on the Golden Arches Signs.   To extend the credibility and trust leverage further, you will notice the ads above stipulate “featured on CNN”.  I had the good fortune of talking to CNN people on a few occasions and contributing to articles about real estate, etc.  You will want to call attention to your expertise some how, get featured on or in something that has credible recognition to speak to the trust factor. 

 

To recap the formula for the above strategic marketing system to attract motivated sellers:

Key word to Ad word match.

Be a Buyer or Have Buyers so you can boldly guarantee a sale.

Demonstrate that others have been helped by you in a similar situation.

Leverage your expertise through a recognizable trustworthy third party.

 

You do that, they will come!!

Universal Business Principle #7, Without a System, You Will Reinvent the Wheel Every Time. 

 

There is a company outside of real estate that deserves some study for their use of systems.  The company is called Tim Horton’s (brought to my attention by Platinum Member and Contributor, David Thompson).  Touted as bigger and better as Starbucks, Horton’s systems are awesome.  The growth of the company is a direct result of the systems in place.  I think a big problem for many Platinum Members in unsatisfactory growth or expansion of their businesses is a lack of proper systems.  The ideas are there, but the system for seeing the idea become profit is not.  Well – of course its not.  It rarely is in place in a small business before the idea.  In fact, without the idea or marketing plan, you would not know what system to put in place.  Thankfully Platinum members have a vast resource library that includes money making material and systems that have produced over $200 Million in commissions.  You read correctly.  The systems exist for you to copy and implement either in the Platinum Millionaire Agent Maker Resource Library or with me.  Either way, at your finger tips.

I am STILL working on two books – one on creating value out of thin air and the other on the Best Laid Plans Gone BAD. 

 

I NO LONGER manage one of the top 16U girls fast pitch teams in the U.S.  After 11 years as a head coach, I am now an assistant coach.  My oldest daughter was asked to play for the 18U Gold team in our EC Bullets organization so she is moving up to join them, and I am joining them as well, but as an assistant. I will continue to work with the Fast Pitch Organization we belong to called EC Bullets, to help get these kids exposure to the best colleges in the country looking for softball student athletes. 

 

My youngest daughter is an emerging Tennis stud.  Her 12U Tennis team just won the USTA Georgia State Championship.  So now I have another active kid that will require time away from work.  Albeit, very good time!!  Once these years with the kiddies are gone, no getting them back. 

 

I read at least one new book a month.  A recent book I can suggest is: No B.S. Sales Success in the New Economy by Dan Kennedy.

 

The lesson in all of this is pretty clear:  Time Management.  In order to do more you must learn to do less.  Leverage my dear Watson, leverage.  Yes – we will be working on this as well at the upcoming Platinum Millionaire Agent Maker Conference in Anaheim, CA. October 25th – 27th.  How You Can Accomplish More in the Next 12 Months than You Have in the Previous 12 years!  Be there!!

Toronto or Busted…

 

I have a very good story for you.  One that seems to keep repeating itself.  Before I get to it, if you missed the Platinum Bonus Day with Craig in Toronto – dadgum you!!  

 

There were 80 even, Platinum members and Key Men in the room.  Approximately 10 more than expected, or had registered.  We ran out of materials.  I say this so you will pre-register NOW for the October Platinum Millionaire Agent Maker Conference, lest you be without materials upon your arrival.     

 

16 years ago to the month I made my very first ever trip to Toronto.  The city looked pretty much the same, but what was discussed in that room last Friday, behind closed doors was not the same as my first super conference.  In literally One Day, CP exposed what amounts to be the secret of his phenomenal success.  I am guessing those in attendance were able to read between the lines and comprehend it.  I will drill it down for you.

 

CP LIVES and WORKS in the Simple.  The ‘It aint complicated world’.  If it were, there would be LESS results.  When CP started off the day with his FLOW CHART of the life time of a prospect (a lead), it hit me.  This really is a series of check lists and flow charts on how to get the business and what to do with it when you get it.  Again, it aint complicated.   Why it seems only Platinum Members bring home the BIG SLABS of Bacon is beyond me.  But I am proud to say – you get it.  Getting it live and in person from Craig was fantastic and lead to a big loss of trees.   (Uh – paper…being used for lots of note taking…)  Tree killing aside, it would take me hours and hours to convey ALL that was given and how paramount to success the material, discussions and masterminding was.  Learning first hand, up close and personal from a man that is arguably the #1 real estate agent in North American History is worth every bit of the sacrifice made to be there.  In less than 10 hours I saw Millionaire Agents and Soon to be Millionaire Agents. I saw Key Men of some of the Top Agents in the World – ALL frantically taking notes, asking questions and engaging in business building discussions, problem solving discussions and discussions about adding more hours to your day through the proper use of leverage.   Yea – sorry you missed it (if you weren’t there).

My story…. And there is a very valuable lesson for all reading this.

As a very special VIP of Craig Proctor Coaching, I get preferential treatment; Such as a car waiting on me when I arrive at the air port to hustle me to the hotel.  So I arrive in Toronto and as soon as my plane lands, my phone rings.  The driver of my car leaves a message on my new I Phone 4 to call him when I get my bag and he will be at door B.  I do not know where door B is.  I don’t even know where baggage claim is – but unlike Montreal, Toronto is pretty good at using English to point the way to and fro.  I grab my bag, wonder around finding door B, locate it and of course no driver or car.  I call and he tells me he will be there in 2 minutes.  5 minutes later a car pulls up, black town car, driver gets out, speaks to an attendant managing a line of regular folk trying to catch a cab in a language I don’t understand.  The attendant begins to look around saying “Todd”, rather yelling TODD.  Unfortunately, me understanding my own name being spoken with a severe accent in an unknown language is, well, tough to understand.  Sounded something like TAD or TIRED.  Fortunately, I am pretty darn smart.  I ignore the attendant yelling that he has had a long day and walk around to the driver who is sitting in the car and politely ask if he is here for Todd Walters.  His answer – yes.  He popped the trunk, loaded up my bags, climbed into the car and we pulled away.  I asked him if he knew where we were going.  He said yes, to such and such street.  I told him that I don’t know where that is, but did he know the name of the hotel. He said no, only had the street address.  I said OK, my info was in my bag in the trunk, but if you know where I am supposed to go – then truck on. 

 

So let me paint this picture for you.  Normally, the driver is waiting on me at baggage claim with a sign that spells TODD WALTERS.  This way, we understand each other.  Then the driver helps me with my luggage and we walk a very short distance to the car.  Before getting into the car I am asked if I’d like a water and we verify where I am supposed to be going to.   None of that happening here.

 

After about an hour into what is normally a 20 min drive to down town Toronto, I ask the driver if he knows where he is going.  He says yes.  I then point out that if he did, we would have been there since I have seen his GPS re-set itself now three times.  Granted I would have pointed this out sooner but I was on the phone with one of you guys, working on what it is we do best.  I hung up from you, texted Dana and she replied I was at the Hilton, which I could see a couple blocks over and said – hey my man, I am there in that tall building that says Hilton at the top.  He responds, “yes, yes, makes a loop around only to find we are in the wrong lane and cant get over to pull into in the Hilton entrance.  So I did what any Southern boy would do and said – “stop the dadgum car right here. Let me out and I will walk across the street”.  He did. With horns blowing behind us, we proceeded to have a 5 minute discussion about payment.  He said “no, you pay $70”. 

 

Two issues here – one is that was a rip off for what was delivered. Second, the bill was prepaid by CP to ensure no issues with my arrival.  I tired of the discussion and gave him my credit card. Then stood there on the curb, text Dana and requested she handle it.  (FYI – within 3 minutes she text me back and said I would not be charged and it was handled).

 

I then proceeded to walk across the street, pulling my bags, into the Hilton Entrance looking for the bar as I walked in.   

 

So what in the world is the point of this story?   This my friends is a great example of a ‘sales prevention business’.   The car company will NOT get revisited by our company.  And my guess, will not get much return business from others traveling from the air port to down town Toronto.   All of this leading me to this very important question for you:

 

How do you know your sales people, your admin people, your customer service people are doing the job you NEED them to do?  

 

CP, again simply put, said during the first two hours of Friday’s event – MYSTERY SHOP YOUR  BUSINESS.  

 

Just be prepared for what you will discover.  AND be prepared to take action on those discoveries, both good and bad.  Reward the good, rid the bad.

There is no doubt that most agents are Motivated Seller Listing starved.  In fact, it’s probably safe to say that the agents who figure out the secret to attracting a steady stream of motivated home sellers, having an over flow of these types, are in the money. 

 

The above ads are some that obviously will attract motivated sellers when used in on-line marketing like pay per click or sponsored link on Google, MSN, Yahoo and other search engines.  But let’s look at what you must do to make them really work for you.

 

First of all, the headlines match with what the prospect is typing into the search bars on the search engines (key word – ad word match).  Remember, our prospect is a Motivated Seller.  Of course a Motivated seller is looking for a BUYER not an AGENT.  So if you want them, you better figure out how to become a BUYER.  

 

This is why the Guaranteed Sale Program is so effective.  Why agents don’t utilize that program more is beyond me.  Especially since the agent is the one who sets the parameters, the conditions, controls the program. It’s the agents program, not the sellers.   Having a guarantee to sell the house or buy it if it doesn’t sell is a Tipping Point for a real estate agents business.  Among the 244 Platinum Members that have come through or currently are a member of the program, the ones that implemented a guaranteed sale program went on to make hundreds of thousands to millions in additional annual commissions (fact).  So again, it’s a game changer.  If you are stumbling on it, call me so I can help you develop your conditions to fit with your personal business in today’s market. Another key aspect in the ads above is the NUMBER of people helped.  In most ads on Google, you will see no mention of any past history or credibility leveraged. (That creates a credibility vacuum you can exploit).  You and/or your company have helped many, that story should be told. Ray Croc did a great job in the early days of MacDonald’s franchising by broadcasting a message like this on the Golden Arches Signs.   To extend the credibility and trust leverage further, you will notice the ads above stipulate “featured on CNN”.  I had the good fortune of talking to CNN people on a few occasions and contributing to articles about real estate, etc.  You will want to call attention to your expertise some how, get featured on or in something that has credible recognition to speak to the trust factor. 

 

To recap the formula for the above strategic marketing system to attract motivated sellers:

Key word to Ad word match.

Be a Buyer or Have Buyers so you can boldly guarantee a sale.

Demonstrate that others have been helped by you in a similar situation.

Leverage your expertise through a recognizable trustworthy third party.

 

You do that, they will come!!

Universal Business Principle #7, Without a System, You Will Reinvent the Wheel Every Time. 

 

There is a company outside of real estate that deserves some study for their use of systems.  The company is called Tim Horton’s (brought to my attention by Platinum Member and Contributor, David Thompson).  Touted as bigger and better as Starbucks, Horton’s systems are awesome.  The growth of the company is a direct result of the systems in place.  I think a big problem for many Platinum Members in unsatisfactory growth or expansion of their businesses is a lack of proper systems.  The ideas are there, but the system for seeing the idea become profit is not.  Well – of course its not.  It rarely is in place in a small business before the idea.  In fact, without the idea or marketing plan, you would not know what system to put in place.  Thankfully Platinum members have a vast resource library that includes money making material and systems that have produced over $200 Million in commissions.  You read correctly.  The systems exist for you to copy and implement either in the Platinum Millionaire Agent Maker Resource Library or with me.  Either way, at your finger tips.

I NO LONGER manage one of the top 16U girls fast pitch teams in the U.S.  After 11 years as a head coach, I am now an assistant coach.  My oldest daughter was asked to play for the 18U Gold team in our EC Bullets organization so she is moving up to join them, and I am joining them as well, but as an assistant. I will continue to work with the Fast Pitch Organization we belong to called EC Bullets, to help get these kids exposure to the best colleges in the country looking for softball student athletes. 

 

My youngest daughter is an emerging Tennis stud.  Her 12U Tennis team just won the USTA Georgia State Championship.  So now I have another active kid that will require time away from work.  Albeit, very good time!!  Once these years with the kiddies are gone, no getting them back. 

 

I read at least one new book a month.  A recent book I can suggest is: No B.S. Sales Success in the New Economy by Dan Kennedy.

 

The lesson in all of this is pretty clear:  Time Management.  In order to do more you must learn to do less.  Leverage my dear Watson, leverage.  Yes – we will be working on this as well at the upcoming Platinum Millionaire Agent Maker Conference in Anaheim, CA. October 25th – 27th.  How You Can Accomplish More in the Next 12 Months than You Have in the Previous 12 years!  Be there!!

Resolve or Die a slow, but maybe fast, painful death…

 

Hardly anyone takes the making of New Year resolutions seriously anymore.  Many in the new up and coming culture seem to believe that all promises were meant to be broken.  Many even think that it’s a waste of time to plan, goal plan, make a resolution to do anything since they believe they cant achieve it because they are somehow blocked from opportunity. 

 

But mark my words, RESLOVE is the word that you must let resonate in your mind, top of mind, if you indeed desire to have a true business asset.  How your year goes will mostly depend on your approach to it, and your response to when it’s not going as you had planned.

 

I have been at this now for 7 years.  Craig Proctor asked me 7 years ago to sacrifice much of my time IN my real estate business to help him work on his and make Platinum into the best elite coaching program for determined agents on the planet.  Over that time I have seen almost 300 agents enter this program.  Close to 1/3 of those entered at way less than $1 Million in income and went on to make well in excess of that.  I have seen $123,000 annual earners become $123,000 a month income earners in literally no time flat.  BUT make no mistake about it, I have seen some that go no where, fall flat, and end up at the brink of death as well.   ALL I have personally spoken to, watched and yes, learned from.  The one thing that separates the winners from the losers is RESOLVE.

I get an email each day from Pastor Rick Warren of Saddle Back Church, author of The Purpose Driven Life and not too awful long ago he said in one of his daily emails that if you do not have a goal, then what you are doing today is your goal.   I will go a step further and say that if you do not have RESOLVE to excel, achieve, build, grow, expand and benefit your world, then you are choosing to accept sloth, mediocrity, laziness and will leave this world full of regrets.

So… all of a sudden we start getting a ton of OSA applications…and at first I didn’t understand what was happening because we are NOT posting OSA ads anywhere yet. Then I remembered that one of the first changes that we did from “TW For A Day” was to change our auto signatures.  This is crazy, but you made a few subtle changes to our auto signatures, remember? And also the landing page? Well, They work! It’s amazing but true. You, my dear coach, have the Midas Touch!

Yes my dear Rosangela, you can call me the Muffler Man, with the Midas Touch.   What Rosangela is referring to is our time together with her Husband and Business Partner, Tim and my fulfilling the first of two TW for a Day Contest Winners.   But what’s funny to me, it’s like she is shocked that what I suggested would actually work.  I can give her a little bit of a hard time here because she is fun to poke at and she knows my affection for their business.   But come on Angela, yea – I know it works.  ALL of it does – it’s just a matter of YOU doing.  So kudos to her and Tim for “doing”.  But what’s really at play here is that the stuff we worked on when I was in Ft. Lauderdale visiting with them is nothing NEW.  It’s all material, systems, and training we have been through and is available right now at YOUR finger tips.   BUT YOU are busy, can’t get to it, want to, but, its tough to get to and actually implement. 

 

Well for some reason since I left Ft. Lauderdale, the Johnsons have seemed to get more accomplished in the last two weeks than in the last 6 months with respect to implementing systems to bring in more biz and OSA’s.   Could be because I was there and we actually were forced to work on the biz. Could be that their mission become clearer. Could be that they just decided to DO IT.  I don’t know and it does not matter.  The fact remains – this stuff works.

Do things just happen, or does God reward…

 

I don’t know.  We know He blesses, the Bible says so.  Believer or not, it’s a good question.  The reason is it’s a good question is clear – is there a WHY to your work?  I have told the story many times about my successes and failures as a Business Builder.  One thing I do know is that my successes were a direct result of association and doing what other successful people did (i.e. Craig Proctor), my failures were deviation from that. 

 

I should not have to resell you on Platinum.  BUT, maybe I need to remind you of what you have.  This group, packed full of top 5% plus income earners and dozens of #1’s in their franchises, markets, offices - is the kind of association that you need to continue your growth toward real prosperity.  Tony Robbins says you are who you hang out with, will become who you associate with.

 

I am told my daughter is the #1 fast pitch softball recruit for hitting in her age group in Georgia, some tell me the South East.  A high school Freshman, being hotly pursued by major D1’s in the Country.  But this did not happen on its own.  GA is the #2 state in the US for Fast Pitch Softball talent playing the sport in College.  Which means, there are a lot of really good players. Some better than my kid I am sure.  So why is she a top recruit?  Three and a half years ago she started going to a hitting instructor, Terry Harper, former Atl. Brave player and minor league coach. A good coach.  Helped her elevate her hitting, but my wife and I thought something was missing, she could do more and do it better. Two years ago we went to Todd Greene, 11 years in the Big Leagues, HR hitter, coached in the Majors, now the NL scout for AZ.  He took her game to a different level.  She hit 17 HR’s last year with 130 RBI’s, leading the state in most age categories, she was 13 – 14 yrs old, same size filed as the colleges.  So YES coaching matters and the coach matters.  Many have talent.

 

BUT it does not stop there.  One year and half ago we joined a High Profile franchise team with deep connections with College Coaches. That was a tipping point.  She is now exposed to, without effort on her part, the top schools. They come to her.   Association matters.  It’s a game changer.

 

The lesson here – pretty evident.  Craig Proctor, Billion Dollar Agent. Why thank you Nathan.  I get a lot of testimonials from Plats, probably none more than from those who attend the OSA Workshops.  Maybe it’s the name OSA Workshop that keeps you from coming. Maybe it’s the effort and supposed expense of coming.  Maybe it’s the perception that coming means time away from selling, resulting in less income.  Maybe you are just wrong about ALL of those ridiculous excuses as Nathan WAS.  Now he will undoubtedly make tens of thousands MORE this year as a result of being there. There is no doubt that most agents are Motivated Seller Listing starved.  In fact, it’s probably safe to say that the agents who figure out the secret to attracting a steady stream of motivated home sellers, having an over flow of these types, are in the money. 

 

The above ads are some that obviously will attract motivated sellers when used in on-line marketing like pay per click or sponsored link on Google, MSN, Yahoo and other search engines.  But let’s look at what you must do to make them really work for you.

 

First of all, the headlines match with what the prospect is typing into the search bars on the search engines (key word – ad word match).  Remember, our prospect is a Motivated Seller.  Of course a Motivated seller is looking for a BUYER not an AGENT.  So if you want them, you better figure out how to become a BUYER.  

 

This is why the Guaranteed Sale Program is so effective.  Why agents don’t utilize that program more is beyond me.  Especially since the agent is the one who sets the parameters, the conditions, controls the program. Ray Croc did a great job in the early days of MacDonald’s franchising by broadcasting a message like this on the Golden Arches Signs.   To extend the credibility and trust leverage further, you will notice the ads above stipulate “featured on CNN”.  I had the good fortune of talking to CNN people on a few occasions and contributing to articles about real estate, etc.  You will want to call attention to your expertise some how, get featured on or in something that has credible recognition to speak to the trust factor. 

 

To recap the formula for the above strategic marketing system to attract motivated sellers:

Key word to Ad word match.

Be a Buyer or Have Buyers so you can boldly guarantee a sale.

Demonstrate that others have been helped by you in a similar situation.

Leverage your expertise through a recognizable trustworthy third party.

Some have asked what I am doing these days.  I am taking that to really mean, what am I doing since selling my real estate company.  To satisfy those who are curious and make a rather large POINT, here is a synopsis:

I manage one of the top 16U girls fast pitch teams in the U.S., help get these kids exposure to the best colleges in the country looking for student athletes. 

 

I read at least one new book a month.  Recent books I can suggest were: Uncensored Sales Strategies by Sydney Biddle Barrows, Making them Believe by Chip Kessler and Dan Kennedy, No B.S. Ruthless Management by Dan Kennedy and Secrets of Closing the Sale by Zig Ziglar.

 

My wife and I attend a Small Group/Community Group organized by our enormous Church (www.Northpoint.org) every Sunday pm and together we work on our personal lives and how we can give back to others in our community or the world.  Recently many in our group spent two weeks in Africa working with Heart for Africa, a non-profit organization dedicated to helping the less privileged in that part of the world.  I did not go, but was there a few years ago and if you get a chance to visit, you should. 

In fact at the upcoming conference, I will be sharing with you how you can leverage charity’s and hero’s and worthy causes to elevate your business, your authority and in turn your profits.  (for those of you that may be thinking that profiting from these works is disgusting, let me remind you that it’s the profits that these worthy causes rely on to function – assuming you give some of yours away.  The more you profit, the more you can give away.)

As an elite real estate agent you should know what business you are in.  If you don’t or are unsure, think this is some kid of trick question, then let me help you out:  you are in the marketing business.  Your job as the Chief Marketing Officer in your real estate business is to bring in leads! To do that you must have what the market place wants. That is done with, you guessed it, marketing; Specifically, Direct Response Marketing.  The ad above is a GREAT example of Direct Response Marketing.  Here’s why:  How many sellers would like to get their asking price?  ALL.  How many Sellers would like to get more than the asking price but rarely see any info on doing that? Exclusivity Sells!! As an elite real estate agent you know the value of exclusivity, how you must be different than the other agents in your market place.  How your offers must be compelling and shout VLAUE!  Well, are you actually doing what you know to do?  Buyers want deals.  They perceive that deals are found where other buyers aren’t.  If you are not testing your marketing with words that describe exclusivity – you are really missing out on better leads.  Foreclosure once was a good word for exclusivity – but not any more since they are more common.  But what about other “deal exclusive” words like DIVORCE or ESTATE or GOVERNMENT OWNED??  Using words to sell exclusivity to buyers will bring more must act, motivated to buy now buyers to your door step.  The above ad is a good example.  You would be wise to test variations. Remember your job is to sell Priority Access to Proprietary Information.  After all, that is what your prospects want.

So, how are you using the “news” to bring in more prospects?   Using News Worthy events or people is a great way to increase response in your marketing.  The above ad is certainly an attention getter and has proven effective in print and in on line marketing.

 

If it were me, this ad would be embedded on every move up listing I posted on Craig’s List.  I would also be testing it in the news section of your small local community papers.  If I were in Canada, it would be tested on post cards as well.  You can even turn this ad into a very relevant editorial style ad.  Obama is not just in the news, he is the news.

I took your advice from our recent phone conversation as well as what you said in Atlanta last week and I was able to take my first 7% listing this morning, of course with a 4/3 split and I have you to thank for that!  All I had to do was ask/tell them what our commission was when they asked. No one batted an eye. I was competing against another agent who had an appointment later today, as well as her previous agent who had yet to renew the expired listing. I gave her my presentation and when she asked me to just give her the paperwork so she could send it to me later, I said no problem, but let me ask what did you need to think about (isolated the objection-per TW’s instructions) she hesitated for a moment, then laughed and said “Oh, let’s just go ahead and get this done”! She then called and cancelled her other appointments!  Oh yes, and one more thing,  I have built in an automatic $2500 dollar price reduction every 14 days also.  So I guess its Thank You times 3 on this one! The trip to Atlanta was well worth it! Hope to talk to you again soon!
